How is this different from BuildZoom or Construction Monitor?
Construction Monitor sells aggregated data nationally. We deliver county-specific permits filtered to your trade, in one Excel file you can open and start dialing the same morning. No platform learning curve, no API integration. Built for solo operators and small crews who need jobs, not dashboards.
Which counties do you cover?
All of the greater Indianapolis counties — Marion, Hamilton, Hendricks, Hancock, Johnson, Boone, and the surrounding municipalities.
How fresh is the data?
Each month's permits are delivered as an Excel report by the 10th business day of the following month — for example, May's permits arrive by the 10th business day of June. Municipalities don't release a month's data until early the following month, so that's the honest floor. As we scrape new permits they also show up in your live explorer feed sooner, often well before the monthly cutoff. All-Access sees all four report types in the explorer; single-report plans see their report type.
Where does the data come from?
Direct from county clerk and municipal building department records — either via subscription forwards from the clerks themselves or via direct portal pulls. Same source the title companies and permit-data resellers use, just delivered without the markup or the dashboard.
Can I see what I'd get before paying?
Two ways. The full version: start your
7-day free trial and you're in the live explorer immediately — card on file, not charged for 7 days, cancel in one click. The quick look: we publish free 5-row sample reports for every tier —
New Homes,
Commercial,
Remodel, and
Pool — on our reports page. Real data from the latest delivery cycle, no signup, no email gate.
How accurate is the data?
We pass through whatever the county records say. Permit data is what it is — sometimes the owner field is the LLC, sometimes a contractor stand-in, sometimes a person. We do builder-name normalization (D R HORTON / DR HORTON / DR Horton all roll up to D.R. Horton) so you can sort and call sequences cleanly. We don't invent data, fill in missing fields, or score them.
What format are the reports?
Native Excel (.xlsx). Branded cover sheet, market summary tab, full permit data tab with auto-filters and frozen panes. Mac users double-clicking get Excel, not Numbers. Every plan also gets Excel (.xlsx) export from the live explorer.
I started a trial — when am I charged, and what happens after the 7 days?
You're not charged for the first 7 days. You put a card on file when you start, get full access immediately, and on day 8 the trial converts to your plan automatically at the price you picked (monthly or annual). Cancel any time before then and you're never billed. One free trial per email.
Is my card safe? When's the first bill?
Your card is entered and stored on Stripe's hosted checkout — we never see or touch the number. The first charge lands on day 8, when the 7-day free trial ends, unless you've cancelled before then. No charge during the trial, no setup fee.
Can I cancel anytime — including during the trial?
Yes. One click in your account, no exit interview, no win-back call. Cancel any time during your 7-day free trial and you're never charged. Cancel after that and you retain access through the end of your billing period.
Do you really refund if I'm not happy?
Yes. Email
noah@permitreports.com within 30 days of signup and you get a full refund, no questions asked. We'd rather you not pay than pay for something that isn't working.
Is there a setup fee or contract?
No setup fee. Month-to-month or annual, no contract.
What's the difference between monthly and annual billing?
Annual is 2 months free on every plan — pay for 10 months, get 12 (e.g. New Homes $2,490/yr vs $2,988 monthly; All-Access $4,990/yr vs $5,988). The Real leads or your money back applies to annual too — refunded prorated if you cancel within the first 30 days.
I have multiple trades or counties — should I get one tier per?
If you sell more than one type of work, All-Access (all four reports) is cheaper than stacking single reports. Need a county we don't cover yet? Email noah@permitreports.com and we'll prioritize it.
Can my team share one account?
Accounts are per-person — sharing a login works technically but is intended for the original subscriber. Got a small team that needs multiple seats? Email noah@permitreports.com and we'll sort a fair price.
Do you offer an API?
Not currently. Reports come as Excel files plus the live explorer (search, filter, export). If you need permit data piped into your CRM, email noah@permitreports.com — we're flexible for early customers.
