Indianapolis metro · August 2026

What got permitted in the Indy metro last month

1,615 building permits were filed across seven counties and more than twenty municipalities.

The number worth knowing

7 in 10

builders who pulled a new-home permit last month pulled exactly one. 94 of 133 names on the month's new-home permits appear once and not again.

This ratio has held every month we have measured. The underlying counts move weekly; the ratio does not.

How this report defines the Indianapolis metro

County Permit Reports defines the Indianapolis metro as the seven Indiana counties it holds a working permit feed for — Marion, Hamilton, Hendricks, Boone, Johnson, Hancock and Shelby — and the municipalities inside them. Madison and Morgan counties are inside the metro geographically and are not counted as covered, because there is no permit feed for either.

A structural fact, not a monthly figure — it does not move when the counts do.

Builders with a single permit in the month are not named — at that volume the name is usually a homeowner, not a business.

Who is moving

New to the metro

No permit under this name in the previous 5 months. A builder with no history here has no incumbent supplier.

Building more than they were

Building less

Compared against each builder's own average over 6 months, not against the market. Spellings are merged, so one company counts once.

What to do about it

If you sell to builders: start with "New to the metro" above — those firms have no incumbent supplier here. Then look past the top of the table: 94 of the 133 builders on last month's new-home permits pulled exactly one, and almost nobody is calling them.

If you are a trade: the subdivision table is a routing decision. Two or three permits in one development means a crew can stage once and work a week.

If you are a builder: the municipality table is where your competition is buying dirt. The ranking moves more than the totals do.

This report is the summary. The monthly report is the rows.

Every permit filed that month, one row each — filing date, record number, builder, town, subdivision, site address, units, square footage and declared value. New homes, commercial, remodel and pool, for every county we cover.
